Most local businesses just need a great website, and that's a simple, one-time price. If you need more, I'll scope it with you and give you a written quote before any work starts.

Estimates are starting points, not fixed prices. Your final quote depends on what you need, and you'll get it in writing before any work begins. Projects that need a dedicated server, or AI usage fees billed by OpenAI or Anthropic directly to your account, add ongoing costs, and I'll spell those out up front. Prices are before Washington sales tax. Your domain (about $12/year) is registered in your name and paid directly to the registrar.

When your site needs to take bookings, orders, or logins. I build full web applications, and I'll tell you honestly when an off-the-shelf tool is the better choice.

Business email at your domain
Look established without paying for another subscription.
- Included with every site: email forwarding, so [email protected] lands in the inbox you already use.
- Reply as your business: I can set up Gmail so you reply and send from that address too, still with no monthly cost.
- Protected from spoofing: SPF, DKIM, and DMARC set up properly, so scammers can't send email pretending to be you.
Need separate inboxes for each employee? Google Workspace or Microsoft 365 is the right tool for that, and I'll point you in the right direction.

I call to set up a quick meeting, in person if you're nearby or on Zoom, and walk you through it. Like it? Pick a plan, send your photos, and you get two rounds of revisions.
Live in 7 days
Your site goes live on your own domain, connected to your Google Business Profile. It's yours, with no monthly bill to keep it online.
Pricing questions
Is the preview really free?
Yes. I build a preview of your homepage at no cost and with no obligation. If you don't like it, just say so and that's the end of it.
Are there any monthly fees?
For a standard website, no. It's hosted for free on a Cloudflare account in your name, and the only ongoing cost is your domain, about $12 a year. Sites with AI or heavier features can have small ongoing costs for AI usage or a server. Those are billed to your own accounts, and I'll tell you exactly what to expect before we start.
Why are some prices estimates?
A basic website is predictable, so it has a set starting price. Booking systems, client portals, and AI assistants vary a lot depending on what you need. I'd rather give you an honest written quote after a short conversation than a number that changes later.
How do I pay?
A 50% deposit to start, and the remaining 50% before your site goes live. You'll get a clear invoice for each.
Is sales tax included?
No. Prices are listed before Washington sales tax, which is required on website development services. Your invoice shows it as a separate line.
